Hilton Head Beach Rentals by Area
Villas, Condos and Complexes by Name
A villa or condo complex is the easiest way to know what you are getting: the pool, the distance to the beach and the floor plans are the same from one unit to the next, and only the furnishings and the owner’s rules change. These are the best-known ones; the condo rentals guide lists the rest, area by area.
Most villa rentals are 2- or 3-bedroom units, a few complexes have 4-bedroom villas, and a group that needs more takes a house. Hilton Head’s golf villas sit on the fairways: in Shipyard, The Greens and Waterford are townhomes on the Galleon fairways, and in Palmetto Dunes, Turnberry Village looks out on the George Fazio course.

The island’s villa and condo complexes, grouped by area, and the companies with a condo collection to book.

Luxury Homes and Large-Group Rentals
The biggest houses on the island, with private pools and six or more bedrooms, are rented through the same companies, and several keep a luxury collection or a large-group page of their own. Each guide below links straight to those pages, with HHI.com partners first, and covers what a big house adds: the Town’s fire-safety rule for homes of 3,600 square feet or more, the six-car driveway limit and how gate passes work for a group.

The rental companies with a luxury collection of their own, where the homes are, and what to check before you book.

The companies with a page for big parties, one house or several villas, and the Town and gate rules for a group.

The companies with a pool-home collection of their own, what to ask about pool heat, and where the pool homes are.
Rental Companies and Property Management
Nearly forty companies rent homes on the island, from resort programs and long-running local firms to national brands. Our directory groups them by what each one rents, with a phone number and a link to its own booking site. Owners looking for a manager will find that side on the property management page. Staying a month or the whole winter? The monthly rentals page lists the companies that rent by the month, and the last-minute deals page opens each company’s own specials.
Looking to rent by owner? Many island owners have a local company take their bookings, so booking direct with that company reaches the people who look after the home. The vacation rentals by owner guide lists those companies, partners first, and what to check on any listing, from the Town permit number to the gate pass.

Hilton Head rental companies grouped by what each rents, from resort programs to Sea Pines specialists, with phone numbers and links to each one.

Hilton Head Island vacation rentals by owner: book direct with the local companies that manage owners’ homes, and what to check on any listing.

Dog-Friendly Rentals and Beaches
Whether a dog can come depends on the owner of the home, the complex and the company, and every one of them sets its own rule. Our dog-friendly rentals page sorts out which complexes and companies allow them, and the dog-friendly beaches page has the town’s leash rules by season.

Pet-friendly rentals in Hilton Head: which communities and complexes allow dogs, the beach leash rules by season, and companies with pet filters.

Every Hilton Head beach is dog-friendly, but leash rules change by season and hour — plus a no-dog zone near Fish Haul Creek. Here’s exactly when and where.
Vacation Rentals in Sea Pines, Palmetto Dunes, Shipyard and Beyond
Almost every rental sits inside a planned community with its own gate, beach access and amenities. Sea Pines, Palmetto Dunes and Shipyard each have a rentals guide with pages for their villa complexes, Shelter Cove has its harbor-side villas, and Daufuskie Island rentals are a ferry ride away. Some communities also have resort villas and timeshares if you would rather book with a resort than a rental company.
Outside the gates, the address decides the beach. Forest Beach and Coligny put dinner and the shops a short walk away, and the beach guide has the parking, lifeguard and access details for each beach. To be on the sand itself, the oceanfront rentals page sorts the villa and condo complexes that face the ocean from the ones a row back.

Before You Book a Hilton Head Vacation Home
Hilton Head rentals run from one-bedroom condos to oceanfront beach house rentals and luxury homes that sleep a dozen, and most of them sit behind a gate: the Sea Pines Resort alone rents more than 400 homes and villas. Visitors from the UK often search for holiday rentals in Hilton Head; they are the same homes. The island has no cabin rentals, so for a camping-style stay see the RV resorts and campgrounds. A few things work differently here than in other beach towns.
Look for the town permit number
The Town of Hilton Head Island requires every short-term rental to show its permit number in its ads. A by-owner listing on Vrbo or Airbnb without one is a warning sign.
Ask how the gate pass works
Every gated community does it differently. In Sea Pines the company buys a pass tied to your booking, and a last-minute booking means a $20 weekly rental pass at the gate. Palmetto Dunes resort guests get one car pass at check-in, and Shipyard passes wait at the gate your company names.
Book summer, spring break and Heritage week early
Summer weeks run largely Saturday to Saturday and go first, along with RBC Heritage week in April. Hilton Head spring break rentals, in March and early April, fill early too. Outside those weeks, spring, fall and winter are when a weekend, a month or a whole season is easiest to find.
Check the pool, bikes and carts
Pools at the Sea Pines Resort’s villa complexes close from October to April. Golf carts are banned on Shipyard’s roads, and a rented e-bike cannot be ridden there either.
The Sea Pines gate pass office page has every pass and fee. Rental homes are one of five kinds of stay, next to resorts, hotels, timeshares and RV sites; the places to stay guide compares them.
Watch: Hilton Head Vacation Rentals: How to Pick the Area and the Rental
Most Hilton Head Island beds are rental villas, condos and houses, mostly in Sea Pines, Palmetto Dunes, Shipyard, Shelter Cove and Forest Beach. Sea Pines suits Harbour Town and the bike trails (the Sea Pines Resort alone rents more than 400 homes and villas, and your rental company buys a gate pass tied to your booking), Palmetto Dunes its oceanfront and three golf courses (one car pass at check-in), and Forest Beach and Coligny a short walk to the shops and dinner. Outside the gates, the address decides the beach.
Frequently Asked Questions
Updated
Where is the best place to rent a vacation home on Hilton Head?
Sea Pines for Harbour Town and the bike trails, Palmetto Dunes for its oceanfront and three golf courses, Shipyard for a mid-island beach, Shelter Cove for the harbor, and Forest Beach or Coligny to walk to the shops and dinner. Most rentals sit inside a gated community with its own beach access; outside the gates, the address decides the beach.
How much does a Hilton Head vacation rental cost?
A typical 2-bedroom villa runs about $230 a night in the cheapest months of the year. Rates climb to their peak in summer, and RBC Heritage week in April is high too. Oceanfront villas and big houses cost more. Each complex page shows its villas’ prices, and our vacation rental prices and trends page shows what every month and week costs across the island.
How many vacation rentals are on Hilton Head Island?
Thousands. The HHI.com rental planner alone covers 131 villa and condo complexes with 4,457 villas and homes, 721 of them oceanfront, and rental companies add houses across the island. Most sit inside gated communities such as Sea Pines, Palmetto Dunes and Shipyard.
What are the best vacation rental companies on Hilton Head?
Nearly forty companies rent homes on the island, from resort programs and long-running local firms to national brands. The rental companies directory groups them by what each one rents, with a phone number and a link to each one’s own booking site.
What day do Hilton Head vacation rentals start?
Summer weeks run largely Saturday to Saturday, and they book first, along with RBC Heritage week in April and spring break in March and early April. In spring, fall and winter, shorter stays, a month or a whole season are easier to find.
Do I need a gate pass for a Hilton Head rental?
In a gated community, yes, and each one handles it differently. In Sea Pines the rental company buys a pass tied to your booking, and a last-minute booking means a $20 weekly rental pass at the gate. Palmetto Dunes guests get one car pass at check-in, and Shipyard passes wait at the gate your company names.
Are there dog-friendly vacation rentals on Hilton Head?
Yes, but it depends on the home’s owner, the complex and the rental company, and each sets its own rule. The dog-friendly rentals page lists the complexes and companies that allow dogs.
How can I tell a Hilton Head rental listing is real?
Look for the Town permit number. The Town of Hilton Head Island requires every short-term rental to show its permit number in its ads, so a by-owner listing on Vrbo or Airbnb without one is a warning sign.
