Houses, Villas and Condos for Sale in Sea Pines

Real estate for sale in Sea Pines, Hilton Head SC comes in three kinds. Houses are single-family homes on their own lots, many of them on a lagoon, a fairway or the marsh. Villas are what most people here call condos: units in small complexes, often with a shared pool and tennis courts. Most of the housing around Harbour Town is villas, so if you are looking at Sea Pines condos for sale, that is where to start. Homesites to build on come up less often, and any house built on one goes through the Sea Pines Architectural Review Board first.

Sea Pines was laid out in the late 1950s to a master plan that kept about a quarter of the land as open space and set the main road back from the ocean. Streets run off it toward the beach, with a beach path between them, so a house a few lots back from the sand often still has its own short walk to the water.

Sea Pines Real Estate for Sale by Area

Hilton Head Island Sea Pines real estate is easiest to understand by area, because the area decides what you can walk to. The resort groups its rentals into four, and buyers can use the same map:

  • Harbour Town. Mostly villas, around the lighthouse, the yacht basin and the shops of Harbour Town. Busy in summer and during the RBC Heritage each April, which is part of the appeal for some owners and a reason to look elsewhere for others.

  • Oceanside. The houses and villas nearest the Atlantic and the Sea Pines Beach Club, including the oceanfront homes.

  • Plantation. The middle of Sea Pines, around the golf courses and the Forest Preserve.

  • South Beach. The southern tip, where the ocean meets Calibogue Sound, next to South Beach Marina Village.

What Owning a Sea Pines Home Costs Each Year

Every Sea Pines owner is automatically a member of the Sea Pines CSA, the nonprofit that owns the roads, trails, lagoons and beach walkways and runs the gates. It bills an annual assessment: for 2026, $2,065 for a lot with a home on it and $1,233 for an empty lot, due in January. That is on top of property tax, insurance and, for a villa, the complex’s own regime fee, which varies from complex to complex; ask for it with the listing.

Club membership is separate from owning. The golf and tennis clubs inside the gates set their own membership terms, so ask each club what joining involves before you count on it with a purchase.

Buying a Sea Pines Home to Rent Out

Plenty of Sea Pines buyers plan to rent the place when they are not using it. Two yearly fees come with that, one from the community and one from the Town:

  • CSA rental registration. Any owner who rents, short or long term, at any point in the year pays an annual fee based on the bedrooms advertised: $300 for one or two, $700 for three or four, and $1,000 for five or more. The CSA can raise it by up to 10% a year. It started in 2023 to pay for more security and gate staff.

  • Town of Hilton Head Island short-term rental permit. Any stay shorter than 30 days needs one: $150 per bedroom a year, plus a Town business license, and the permit number has to appear on every listing.

Fees. Most owners hand the bookings, cleaning and guest calls to a manager; the Sea Pines rental companies directory lists the ones working inside the gates.

Before You Close on a Sea Pines Property

Two community steps are easy to miss because they are not part of a normal closing:

  • Encroachments. If a past owner’s landscaping or construction crosses onto CSA open space, the CSA requires an encroachment agreement before the sale can close. It needs a recent as-built survey, a $1,000 non-refundable application fee and board approval, and the agreement is recorded with the county. Ask your closing attorney to check early.

  • Changes to the house. Any change to the outside, including removing a tree, needs approval from the Architectural Review Board. If you are buying with plans to renovate, read its guidelines before you make an offer, not after.

After closing, new owners fill in the CSA’s new owner form and book a short orientation at the Community Connections Center, 175 Greenwood Drive (843-671-1343), where they pick up owner ID cards and vehicle decals. Those are what get you through the gate without a pass, and into owner facilities like Tower Beach.
