Hilton Head Long Term Rentals

Houses, villas and condos for rent by the year on Hilton Head Island, and the local companies that rent them.
Most long-term rentals on Hilton Head are houses, villas and condos that their owners rent out by the year, through a local property manager rather than a leasing office. So the way to find one is to watch the managers’ listings, below, alongside the national rental sites. For an apartment complex, see Hilton Head apartments for rent; for a house across the bridges, see Bluffton long term rentals.

Houses for Rent on Hilton Head Island
The managers above list houses across the island, inside the gated communities and out. Tidal Bluff, on the marsh on the north end, is a gated community of 30 houses that are all rentals (it is on our apartments page). Inside a gated community, ask how you get a gate pass as a tenant and whether the community sets a minimum lease: some do. Windmill Harbour, for one, does not allow leases shorter than six months.
Villas and Condos for Rent by the Year
Villas and condos come through the same managers. Before you apply, ask whether the complex’s regime allows long-term tenants, pets and a second car, and whether the owner also rents the unit to vacationers. For a condo for a week, see Hilton Head vacation rentals; for a stay of a month or a winter, shorter than six months, the monthly rentals page lists the companies that rent furnished homes by the month.
Before You Sign a Lease on Hilton Head
Expect an application fee, a security deposit and a twelve-month lease as the usual terms, and ask what the rent includes: three public service districts supply the island’s water and sewer, and trash, lawn care and pest control are sometimes the tenant’s. Get renter’s insurance that covers wind damage, and know your evacuation route: the island has one road off it.
If you own a home on the island and want it rented, the same companies manage it; for short-term rentals, see Hilton Head vacation rental management.
