Hilton Head Oceanfront Condos for Sale, Building by Building

Forest Beach. The south end’s oceanfront villas sit along North and South Forest Beach Drive, a walk from Coligny: the Breakers at 4 North Forest Beach Drive (1979), the Sea Crest, the newest of them (1998), with three-bedroom units, pools and a poolside bar, and the gated Beachwood Place (1977), Sea Side Villas (1979) and Shorewood (1975) on South Forest Beach. Sea Side’s units are mostly one-bedroom.

Folly Field. Admiral’s Row is the oceanfront section of the Hilton Head Beach & Tennis Resort (1980); Beach & Tennis has several buildings and not all of them face the ocean, so check which building a listing there is in. The same goes for Island Club (1975), a gated 28-acre complex at 85 Folly Field Road with its own beach entries; Seawatch at Island Club, the resort inside it, is the part nearest the sand. Sea Cloisters (1984) is on Starfish Drive.

Palmetto Dunes. The resort’s oceanfront villas are on Ocean Lane: Villamare (1986), Barrington Court (1986), the oceanfront one of the three Barringtons, Hampton Place (1996) near the south gate, and Windsor Place I and II (1993). They sit inside the gates, so owners pay the Palmetto Dunes assessment on top of the regime fee.

Buying a Hilton Head Beach Condo: What to Check

Most of these buildings are forty to fifty years old, and at the ocean that shows in the budget. Ask the regime for its reserve study, its insurance (the master policy and its wind deductible) and any special assessment voted or planned, before you offer. Ask what the regime fee covers and whether the building allows vacation rentals, and plan on a Town of Hilton Head Island short-term rental permit if you will rent it.
