Sea Pines vacation rentals come in two kinds: villas, which are condos in shared complexes with a pool, and freestanding homes. The Sea Pines Resort rents more than 400 of them itself, and more than a dozen other companies rent units here too. This guide sorts vacation rentals in Sea Pines, Hilton Head, SC by the part of the community they sit in, covers every villa complex we have a page for, and explains what changes depending on who you book with.

Sea Pines is the gated community at the south end of HHI, so these Hilton Head vacation rentals all sit behind the gate, and every booking comes with a pass to get in. We do not take bookings; each link below goes to a page about the complex, or to the company that rents it.

Sea Pines Hilton Head Rentals by Area

The resort files its rentals under four areas. They are a good way to think about any Sea Pines rental, whoever manages it, because the area decides what you can walk to.

• Harbour Town. The villas around Harbour Town, within a walk of the lighthouse, the yacht basin and the shops. Most Harbour Town rentals are villas: Racquet Club Villas and Lighthouse Tennis Villas both sit on Lighthouse Road with courts and a pool of their own. If you have been searching for Harbour Town condos or condominiums, these are what you will find.

• Oceanside. The rentals nearest the Atlantic beach and the Sea Pines Beach Club, including the homes with ocean views.

• Plantation. The middle of Sea Pines, around the Plantation Golf Club and the Atlantic Dunes course. Plantation Club Villas is here, and its nearest buildings are under half a mile from the Beach Club.

• South Beach. The southern tip, where the Atlantic turns into Calibogue Sound, next to South Beach Marina Village. Beachside Tennis, Bluff Villas and South Beach Villas are all here, along with the smaller South Beach Club.

Two complexes fall outside the resort’s program: Spicebush and Swallowtail, the timeshare communities in the middle, between Harbour Town and the Beach Club. They have their own managers and only occasionally have a villa to rent.

Sea Pines Villas: The Complexes

Sea Pines villas are what most places call condos: units owned one by one, in a building with a shared pool, rented through a management company. Sea Pines condo rentals and villa rentals are the same thing. Sea Pines Resort villa rentals run from one to four bedrooms. Each complex below has its own page, covering what the units are like, what is on site, and which companies rented there.

Vacation Homes in Sea Pines

The resort’s home rentals run from two to seven bedrooms, with ocean, golf course or lagoon views. Big groups end up here, since the largest villas stop at four bedrooms. Most of the other companies that rent in Sea Pines have homes as well as villas.

If a dog is coming, filter for it first. The resort allows dogs only in homes and villas it marks as pet friendly, and then one dog under 50 pounds. Other companies set their own rules, so ask before you book.

Sea Pines Resort Rentals vs. Rental Companies

The resort itself is the biggest landlord, and booking with it gets you its Guest Amenity Card, handed out when you check in at the Welcome Center. For 2026 the card includes:

• Use of the Harbour Town Pool

• Preferred tee times and rates on the resort’s three courses

• Two hours of free tennis a day, and lower pickleball rates, at the Sea Pines Racquet Club

• Preferred parking at the Sea Pines Beach Club

• Discounts on resort bike rentals, family activities and eco tours

• Charging meals and shopping at resort restaurants and shops to your stay

Every Sea Pines resort vacation rental also comes with linens and towels, start-up supplies and the resort fitness center. The resort has said the benefits will change for 2027, so check the list when you book.

Book through another company and the card is not part of the deal. You may pay less, and some listings add extras of their own, such as bikes, so compare what each one includes. Either way you get a gate pass: rental companies buy passes from the CSA ahead of time, each tied to your booking, and pass them on to you. Hilton Head Vacation Rentals by Owner in Sea Pines

Plenty of owners rent their own villa or home through the big booking sites. That can cost less, and you deal with the owner directly. Check two things before you pay. First, the Town of Hilton Head Island requires every short-term rental to show its town permit number in its ads, so a listing without one is a warning sign. Second, ask how you will get your gate pass: the owner arranges it with the CSA, not you.

When Sea Pines Rentals Book Up

Summer weeks go first, and so does RBC Heritage week in April, when the PGA Tour plays Harbour Town Golf Links. The resort warns that access to Harbour Town is limited during play (April 13 to 19 in 2026). Winter is the cheaper season, but check the pool: the resort’s listings mark complex pools closed from October to April, with the decks left open.
