Buying a Hilton Head Beach House: What to Check

Get the flood zone before anything else. Many beachfront lots sit in a V zone, FEMA’s coastal high-hazard area, which sets how the house must be built and much of what flood insurance costs. South Carolina’s Beachfront Management Act also draws a setback line along the beach that limits building seaward of it, so ask where the line falls on the lot before you plan to rebuild or add on. Then ask about the dune walkover and who maintains it.

Buying on the Sound, the Marsh or a Creek

A water view doesn’t mean a dock. Ask whether the house has one, how deep the water is at low tide (the tide here runs six to eight feet, and some creeks go dry), and whether a new dock would need a state permit. In a gated community, the architectural review board has its own rules for docks and marsh-side building.
