On the island, where almost every lot has been built on, a new house is usually a rebuild or one of the last lots in an established neighborhood, sold by the owner or a local builder. Hilton Head New Construction: Buying From a Builder

A new house on the island is often sold before it is finished, so the MLS listing may show a rendering and a completion date rather than photos. Ask what the price includes (finishes, landscaping, a pool), who holds the warranty and for how long, and whether the house meets the current flood elevation, which a new build must. In a gated community, the architectural review board will have approved the plans; ask to see them.

Hilton Head New Townhomes

Some of the island’s new construction is townhomes: a few attached homes on one lot, sold one by one. They show up in the listings above with the houses and have their own Quick Search. Ask whether a townhome comes with a property owners’ association and what it covers.

Most of the area’s new homes are on the mainland, in master-planned communities with their own amenities: Hilton Head Lakes and Latitude Margaritaville in Hardeeville, Sun City Hilton Head, and Bluffton communities such as Hampton Lake.
