Where the Island’s Luxury Homes Are
The oceanfront is the obvious address: the beach roads of Sea Pines, Palmetto Dunes, Port Royal and North and South Forest Beach. The other two are water and golf. Deep-water lots on Broad Creek, Calibogue Sound and Port Royal Sound can take a private dock, and the private clubs of Long Cove and Wexford put the house on the course or the water inside a small gated community. Luxury Homes for Sale in Hilton Head: What to Check
Two houses at the same price can carry very different running costs. Ask for the flood zone and the elevation certificate, which set the flood insurance, and for the wind-insurance quote before you offer. In a gated community, add the property owners’ assessment and, at a private club, the membership the house may require. A dock needs its own permit history, and an older oceanfront house may sit lower than today’s rules allow a rebuild, which matters if you plan to replace it.
