Before You Buy in Shipyard

Shipyard Hilton Head real estate comes in three shapes: villas in a dozen named complexes, single-family homes on the fairways and lagoons, and timeshare weeks at the vacation-club resorts. Villas and Condos for Sale in Shipyard, Hilton Head

Shipyard’s villas, which most people would call condos, sit in named complexes, and a Shipyard villa usually looks onto a fairway or a lagoon rather than the ocean. Beachwalk, at the ocean end of Shipyard Drive, is the complex closest to the beach. Colonnade Club has 72 villas with golf and lagoon views, and Evian is a neighborhood of its own around a five-acre lake. Several complexes are condominium regimes with their own association, so a villa owner can pay the complex’s fees as well as the community’s.

Shipyard Plantation Homes for Sale

The single-family homes are spread through the community around the golf course and its lagoons. Shipyard Plantation real estate also includes about 400 timeshare units, at resorts such as Spinnaker at Shipyard and Port O’Call. A timeshare owner comes in on a pass for the weeks they own rather than with a decal.

Owning in Shipyard: Dues, Decals and Approvals

Every owner is a member of the Shipyard Property Owners Association and pays its annual assessment. The amount is not published, so ask the association or your agent for it, but the covenants cap each year’s increase at 3 percent plus inflation. Owners get vehicle decals, the first two free, so they never wait for a pass, and any change to the outside of a home, from a new roof to taking down a tree, needs the association’s architectural review first.

Buying a Shipyard Home to Rent Out

Many buyers plan to rent the place when they are not in it, and the covenants treat leasing as ordinary residential use. For stays under 30 days the Town of Hilton Head Island requires a short-term rental permit for each property and a separate business license, and its short-term rental owner center is where you register.

The gate is part of the job. Every guest needs a temporary pass that the owner or the rental company authorizes, and the guest collects it at either gate. Guests cannot use golf carts, and short-term renters cannot ride e-bikes here, not even ones they bring. What they do get is the Shipyard Beach Club and its private beach access, which only people staying inside the gate can use. Most owners hand all of it to a rental manager.
