How We Measure

Prices and booked nights come from the public booking calendars of about 4,400 Hilton Head vacation homes, checked every week. These figures cover November 2026 to September 2027 and are refreshed every month.

Booked or held
A night counts as taken when a home’s calendar no longer offers it. That takes in guest bookings and the nights owners keep for themselves, which a public calendar can’t tell apart, so this is the share no longer open to book, not the share with paying guests.
Price
What open homes ask for a seven-night stay, with rent, fees and taxes, divided by seven for a night. The typical price is the middle home’s: half ask more and half less. The middle half is the range the middle 50 in every 100 homes fall in.
Already booked
Depends on how far ahead the month is. Winter months fill early with long stays; summer fills later. A low number for a month far ahead means it is still open.
Fair numbers only
A figure is shown only when at least 10 homes from at least 3 rental businesses are behind it, and no one business has more than half of them. Below that the page says “too few homes”. No rental company is named.
What’s left out
Homes that aren’t really renting (held by their owners all year, let long term, or never booked) and homes listed twice.
Areas
Sea Pines, Palmetto Dunes, Shipyard, Forest Beach, Folly Field and the mid-island beaches, and the rest of the island. Oceanfront villas are those in buildings on the beach.

Frequently Asked Questions

When is the cheapest time to rent a vacation home on Hilton Head?

Of the months ahead, November is the cheapest: the typical vacation home asks about $295 a night, taxes and fees included, against about $605 in July. Week by week, the cheapest week for a 4-bedroom house falls in late January.

How much does a week in a Hilton Head vacation rental cost?

A 2-bedroom villa costs about $1,600 a week in November and about $3,200 in July. A 4-bedroom house costs about $3,700 in November and about $8,600 in July. These are typical prices with rent, fees and taxes included: half the homes of each kind ask more, and half less.

How far ahead should I book a Hilton Head rental for summer?

Early if you need a big house. About 4 in 10 houses with 5 or more bedrooms are already booked or held for July, against about 1 in 10 2-bedroom villas. Villas and condos stay open much longer, so a family that fits in one has more time and more choice.

How busy is Hilton Head over Thanksgiving and New Year’s?

About half of the island’s vacation homes are already booked or held for Thanksgiving week, and about 4 in 10 for New Year’s week. Most of the rest are still open to book, and the week-by-week calendar on this page shows what they ask.

What does “booked or held” mean?

A night counts as booked or held when a home’s calendar no longer offers it. That takes in guest bookings and the nights owners keep for themselves, which a public calendar can’t tell apart. So it is not the share of homes with paying guests: it is the share no longer open to book.
