Ocean Oak Resort is the Hilton Grand Vacations Club on Hilton Head Island, SC. Its members stay on points, and nightly rooms are booked on Hilton’s page for the resort, linked on the card. What a timeshare is on Hilton Head

A timeshare sells the right to use a unit for part of each year, either a set week or a number of points, rather than the whole property. Owners pay a purchase price and then an annual maintenance fee, and the resort runs the buildings, the pools and the front desk. The units on the island are mostly villas and townhomes with full kitchens, close to the beach or inside the gated communities.

Two things set a timeshare here apart from a hotel. You can stay at most of these resorts without owning anything, because owners rent out weeks they will not use and several clubs take nightly guests themselves. Renting a timeshare week

There are three ways to stay without buying. Book with the resort, which the cards above link to. Rent a week from an owner through a marketplace such as RedWeek. Or book through a local rental company that manages owners’ units, as Hilton Head Accommodations does for some Spinnaker villas.

An owner’s week can cost less than the resort’s own rate, but check what you are getting before you pay. Ask whether the resort allows owner rentals, how check-in works, and what the cancellation terms are. Get the unit number and the owner’s name, and make sure the resort has your reservation on file.

Sales-presentation promotions

Many timeshare resorts advertise a discounted stay, gift cards or loyalty points in return for sitting through a sales presentation, usually 90 minutes to two hours. For a traveler who is happy to say no, some of these are good value. Go in knowing it is a sales pitch.

Before you book, get the offer in writing: how long the presentation runs, whether everyone in the party has to attend, and any income or age rules. Expect the first price to come down at least once. You are never required to buy. If you do sign, South Carolina gives buyers a short window to cancel in writing, five days under current law, and the contract states the deadline and how to give notice. Take the contract back to the room and read it before you sign.

Buying or selling a timeshare (resale)

Resale is a marketplace business. Listings sit on sites such as RedWeek, and resale weeks and points usually sell for far less than the original price. Before you buy resale, ask the resort in writing what rights carry over to a resale buyer, what the current maintenance fee is and whether the transfer carries a fee. Before you sell, be wary of any company that asks for an upfront fee to list your week or promises a sale.

Choosing a timeshare resort

The island’s timeshares cluster by area. Marriott’s resorts are spread across the north end, South Forest Beach, Sea Pines and Shelter Cove. Most of the others are in Shipyard (Coral Reef, Port O’Call and the Spinnaker resorts) or near Coligny Beach, where Coral Sands, Ocean Oak and Players Club are within reach of Coligny Plaza. Island Links and Royal Dunes are on the north end near Port Royal Plantation.
