Hilton Head Lakes is a new community on the mainland in Hardeeville, in Jasper County, planned by Brookfield Residential on 875 acres of lakes and conservation land. Despite the name it is not on Hilton Head Island; the island’s beaches are a drive across the bridge. Several national builders are selling new homes here, and resales list on the MLS alongside them. The Neighborhoods: Hilton Head Lakes, Four Seasons, Magnolia Park and The Preserve

The MLS splits the community four ways, and the table above counts each. Hilton Head Lakes itself is the main section. Four Seasons is K. Hovnanian’s 55-and-over neighborhood, with its own clubhouse amenities due in 2026: a pool, pickleball and bocce courts, a golf simulator and a fitness center. The Preserve is Lennar’s section, and Magnolia Park is the fourth. Only Four Seasons has an age rule.

Golf and Amenities

The Golf Club at Hilton Head Lakes, a Tommy Fazio design, is open to the public for daily-fee play, so you don’t need a membership to play it. The developer lists a zero-entry pool, a fitness center and paved paths around the lakes among the community’s amenities, and Four Seasons adds its own.

Hilton Head Lakes SC: New or Resale

New homes are sold by each builder from its own sales office, and the MLS listings include both builder inventory and resales. Ask for the HOA budget and dues (the community association and, in Four Seasons, its own), what the builder’s warranty covers, and which phase and lake a lot faces.
