Where Hilton Head’s Luxury Homes Are

The luxury collections on the company pages draw most of their homes from Sea Pines, Palmetto Dunes and Forest Beach. Sea Pines homes sit along golf fairways, the marsh and the beach, and Palmetto Dunes has oceanfront villas and homes inside its gates. Each community’s rentals guide covers the gate, the beach access and the companies that list homes there.

What “Luxury” Means in a Rental Listing

There is no rating for a luxury rental the way a hotel has one, so each company decides what goes in its luxury collection. These are the features the company pages above list.

Private pools

Hilton Head Properties, The Vacation Company and Hilton Head Vacations list private pools, and the Vacation Company has a private-pool collection of its own.

Ocean, golf or lagoon views

Oceanfront views and golf-course views are the two the company pages name. The Vacation Company has a separate luxury oceanfront collection.

Chef-ready kitchens and designer interiors

Hilton Head Properties describes its luxury homes this way. A kitchen is the part of a house a big group uses most.

A concierge

Hilton Head Properties offers concierges for in-home services and local experiences. Ask which services are included and which are billed.

Before You Book a Luxury Rental

Look for the Town permit number

The Town of Hilton Head Island requires every short-term rental to show its permit number in each ad. A luxury home listed by owner without one is a warning sign.

Ask about fire safety in a large house

Since May 2026 a short-term rental of 3,600 square feet or more needs sprinklers or a monitored alarm with smoke detection in every bedroom, and a propane grill needs a shut-off valve.

Count the cars

The Town allows no more than six vehicles in the driveway of a rental home. A group arriving in several cars should ask where the rest park.

Ask how the gate pass works

In Sea Pines the company buys a pass tied to your booking, and Palmetto Dunes resort guests get one car pass at check-in. Ask how many passes your group gets.

Ask about the pool

A private pool is only as useful as its season. Ask whether it is heated, from which month to which, and whether the hot tub is included.

Ask who answers at night

Every permitted rental has a responsible party who must answer a complaint within an hour. Ask for that number, and for the company’s own after-hours line.

The short-term rental permit guide has the Town’s full list of rules, and the Sea Pines gate pass office page has every pass and fee.

Prefer a Luxury Resort?

A rental is a house you run yourself. If you would rather have a front desk, a spa and a restaurant, the island’s luxury resorts include the only Forbes Four-Star hotel on Hilton Head.
