Building a Home on Hilton Head: What Is Different

A house on the island has to clear more reviews than one on the mainland, and a builder who works here already knows the order they come in. Ask any builder you talk to how they handle each of these.

  • Community design review. Most of the gated communities have an architectural review board that approves the plans, colors, landscaping and sometimes the builder, before the town will issue a permit. Their standards differ from one community to the next, so ask which ones the builder has worked in.

  • Town permits. Building permits come from the Town of Hilton Head Island, which also protects large trees. Taking down a significant tree on a lot usually needs the town’s approval, and the site plan is drawn around the oaks.

  • Flood zones. Much of the island sits in a FEMA flood zone. The zone sets how high the lowest floor must be, which drives the foundation, the stairs up to the front door and the flood insurance premium.

  • Wind. The coast is built to high wind-load standards, which shows up in the roof fastening, the windows (impact-rated glass or shutters) and the price.

  • The license. Residential builders in South Carolina are licensed by the Residential Builders Commission. Look the company up on the SC Department of Labor, Licensing and Regulation’s license search before you sign.
