What to Ask Before You Sign a Management Agreement
What is the commission, and what does it cover? Ask whether cleaning, linens, restocking, and credit-card fees come out of your share or the guest’s.
Who sets the rates? Some companies price dynamically and some let the owner set a floor. Get it in writing either way.
Which listing sites will my property appear on? The company’s own site, Airbnb, Vrbo and Booking.com all reach different guests, and each takes its own cut.
How many owner-use weeks do I keep, and how far ahead must I block them? This is the term owners most often regret not pinning down.
Who holds the town short-term rental permit, and who renews it? The Town of Hilton Head Island requires a permit number on every short-term rental advertisement.
What is the maintenance approval threshold? Agree the dollar figure above which the company must call you before spending.
How do I leave? Check the notice period, and whether bookings already taken travel with you or stay with the company.
Local Companies and National Brands
Every company below keeps an office on the island, but several are the local arm of a national brand — Vacasa, Casago (which operates both Dwell and Trident), Grand Welcome and iTrip among them. Others are independent, and a few are the rental programs of the resorts themselves. Where a company has a parent company or a published portfolio size, its card says so. The distinction matters to an owner: a national platform brings its own booking channels and its own standard contract, while an independent is more likely to negotiate terms. Most Hilton Head property managers rent to guests directly as well, so the same company that manages your villa is often the one advertising it.
