What’s Inside the Gate
Island Club is a gated community of about 28 acres on the oceanfront at 85 Folly Field Road, on the north half of the island’s beach. It dates from the 1970s, and its villa buildings stand around a stocked lagoon of about 13 acres, with private paths out to the sand.
Three kinds of property share the gate. 189 of the villas are owned outright by individual owners, who live in them, rent them out or sell them. Two timeshare resorts, Seawatch and Ocean View, sell weeks in their own buildings and rent open weeks to guests. Everyone uses the same beach entries, pools, tennis center and grounds.

Seawatch has the buildings closest to the ocean, with two- and three-bedroom villas. Ocean View sits back on the lagoon beside the three-tier pool, with one- and two-bedroom villas. Both are run by Capital Vacations, share a front desk at (843) 785-6800 and rent the weeks their owners aren’t using.

Pools, Tennis and Grounds
The three-tier pool by the Rotunda has a kids’ pool with bubblers and a raining mushroom, a lap pool heated in season, and an adults-only top tier with a hot tub and a tanning shelf.
The Island Club Tennis Center has seven clay courts and pickleball courts, and its pro shop rents bikes; call (843) 785-8012 for courts and lessons. There is an exercise room at the tennis center, grills around the grounds, a playground and lawn games at the gazebo, and catch-and-release fishing for bass and bluegill in the lagoon.
The gate is staffed around the clock and a courtesy team patrols the grounds. There are two EV chargers on site.
The Beach at Island Club
Five private beach entries lead from the grounds to the sand, each with a rinse-off shower, and the resort entries have ramps and beach mats for carts and strollers. Folly Field Beach Park, the nearest Town beach park, is just along the shore. See all of the island’s beaches.

Privately owned villas here are rented through local companies, from one-bedroom units to three-bedroom oceanfront villas.
