Hilton Head Plantation real estate for sale is mostly single-family homes, with villas and condominiums in a handful of complexes and a few dozen empty lots. Nearly everyone who buys here plans to live here, at least for part of the year. The rest of this page covers what a listing leaves out: where each kind of home sits, the condo complexes by name, what the association asks of an owner, and why this is the wrong community to buy a vacation rental in.

Hilton Head Plantation Homes: Water, Golf and Woods

The houses are spread over nearly 4,000 acres, and the setting varies more than the homes do. The waterfront lots face Port Royal Sound on the north side, near the Dolphin Head Recreation Area, or Skull Creek, part of the Intracoastal Waterway, along the western edge, where some homes have their own docks. Inside, homes back onto the fairways of the four golf courses, Oyster Reef, Bear Creek, Dolphin Head and the private Country Club of Hilton Head, or onto the lagoons and woods between them.

Distance matters in a community this size. From a home deep inside, it can take a quarter of an hour to reach US 278 through the Main Gate on Whooping Crane Way; homes on the west side are closer to the Cypress Gate on Seabrook Drive. Hilton Head Plantation condos, often listed as villas, are the lower-priced way in, and almost all of them are on the west side along Skull Creek, where the water views are. The Charles is a newer condominium building on the creek beside Fort Mitchel. Each complex has its own condominium association as well as the community’s, so ask for both sets of fees and both sets of rules. The same six-month leasing minimum applies to a condo as to a house. The Cypress, also on the west side near the Cypress Gate, is a continuing-care retirement community, not an ordinary condo purchase.

Owning in Hilton Head Plantation: Dues, Decals and Approvals

Every owner pays the Hilton Head Plantation POA’s annual assessment, billed in January: for 2026, $1,404 for a home and $842 for an empty lot, paid by cash or check. The association says that is the lowest on the island, and it covers the gates and security, the private roads and leisure paths, the pool, tennis courts and recreation areas. Owners get vehicle decals, so they never wait at the gate for a pass, and any change to the outside of a home, from a new driveway to taking down a tree, needs the association’s Architectural Review Board first.

Buying a Hilton Head Plantation Home to Rent Out

You can’t buy a home in Hilton Head Plantation to run as a vacation rental, unless the home is grandfathered. The association’s Rules and Regulations, recorded with Beaufort County in January 2025, prohibit short-term leasing. A home can be leased only as a whole, never by the room, and every lease must run at least six months unless the board approves otherwise in writing, with a copy sent to the association. Tenants on leases under nine months don’t get the association’s photo ID or vehicle decals, so they can’t use the pool or the recreation areas without the owner.

A few homes still show up on vacation rental sites because they are grandfathered under older rules. If you are buying one and counting on that income, ask the association how the exception applies to that home before you close, and get the answer in writing. A grandfathered home rented for stays under 30 days also needs the Town of Hilton Head Island’s own short-term rental permit and a business license. For every other home, plan on long-term tenants.

Touring Homes and Open Houses

The gate won’t let you in to drive around and look. For an open house or a showing, the listing agent issues your pass, approved by the association in advance, and it is good only for the trip to that house and back. The agent has to be there. If you want to see the rest of the community first, a round of golf at Oyster Reef, Bear Creek or Dolphin Head, or lunch at LagerHead Tavern, gets you a pass for that trip, and a resident friend can get you in as a guest.
