Indigo Run real estate is almost all single-family homes, many of them large, on lagoon, golf or creek lots, with villas and townhouses in one neighborhood and 26 empty lots.   • Golden Bear

    537 home sites along the public Golden Bear course, on quiet cul-de-sacs; 2,000 sq ft minimum. No extra neighborhood fee.

  • The Golf Club

    272 home sites around the private course, behind their own gate. Club membership isn’t required. Adds $200 a year.

  • River Club

    50 home sites on Broad Creek behind a separate gate, some with private docks, with a pool and pickleball; 2,500 sq ft minimum. Adds $1,596 a year.

  • Broad Pointe

    64 home sites on Marshland Road with their own gate, a 500-foot pier on Broad Creek, a pool and spa; 2,500 sq ft minimum. Adds $1,394 a year.

  • Berwick Green

    The only multi-family neighborhood: 16 villas, 20 townhouses and 15 garden homes near Indigo Hall, with a pool. Adds a regime fee by home type.

Berwick Green’s townhouses average 3,000 to 3,500 square feet and its villas 3,500 to 4,200, so even the attached homes here are big. The Broad Creek lots are in River Club and Broad Pointe; most of the rest look over a lagoon or a fairway.

The Owners Club: Shares, Not Houses

Listings on Aberdeen Court are shares in The Owners Club, a vacation-villa club on Marshland Road, and are priced accordingly. Each listing is a deeded one-thirteenth share of a furnished three-bedroom villa of about 2,000 square feet, with use of the club’s pool, clubhouse and grounds. It is a vacation ownership, not a home to live in, so read the club’s own terms and ask the listing agent exactly what the share includes before you compare it with a house.

Dues and Transfer Fees in Indigo Run

Every owner pays the Indigo Run Community Owners Association’s assessment: for 2026, $2,818 a year for a home and $2,394 for an empty lot, which covers the gates and armed security, the private roads, trails and lagoons, and Indigo Hall. The neighborhood fees above come on top. When a home sells, the association charges a transfer fee of three times its annual assessment, $8,454 for a home or $7,182 for a lot, plus a $375 administrative fee; River Club adds a capital improvement fee of $3,192. Send the association its Request for Waiver form at least two weeks before closing.

Golf, tennis and the Sunningdale pool are not part of the dues. Invited owns and runs both courses and the racquet club, and membership is a separate, optional purchase. Any change to the outside of a home needs the association’s Architectural Review Board, whose design guidelines are public on the association’s website.

Buying an Indigo Run Home to Rent Out

You can’t run an Indigo Run home as a vacation rental. The association’s Rules and Regulations require every lease to run at least six months, with a copy of the lease given to the association before it starts and no subletting, and its covenants set the same six-month line. Tenants get a temporary gate pass until they complete the association’s orientation, then their own decals. Plan on long-term tenants, not holiday income.

Touring Homes and Open Houses

Agents can bring buyers in between 7 a.m. and 7 p.m. any day, through the front gate on Indigo Run Drive; outside those hours a showing needs a pass from the owner or the listing agent. An owner selling without an agent has to stay with buyers the whole time they are inside. Open houses are scheduled through the association by the Tuesday before.
