The Charles is a building of about two dozen condos at 63 Skull Creek Drive, on the west side of Hilton Head Plantation. It was finished in 2021 on the lot where the Old Fort Pub restaurant used to be, next to Fort Mitchel, and it looks across Skull Creek, the Intracoastal Waterway. Owners share a waterfront pool, an outdoor fireplace and grills, and a clubhouse room.
A three-bedroom condo here has about 2,100 square feet, with a fireplace, a balcony and an assigned parking space, and owners may keep dogs within the regime’s limit. With so few condos in the building, months can pass with none listed; when one is for sale, it shows at the top of this page. Our Hilton Head new construction page covers what to ask about a newer building.
The Charles is the newest condo building of three communities along this stretch of Skull Creek Drive. Mariners Point, about a quarter mile north beside the marina, is 42 one-level condos from 1985. Waterway Gardens, about 0.3 miles away on Grandview Court, is new townhomes. The Charles is the one in a single building by the fort.
The Charles owners pay the regime’s fee for the building, its insurance and the grounds, and the Hilton Head Plantation POA’s yearly assessment, which pays for the gates, security, private roads and leisure paths. Owners get vehicle decals, so they never wait for a pass, and the nearest gate is the Cypress Gate on Seabrook Drive, about 0.4 miles away. The plantation’s six-month leasing minimum applies, so these are homes to live in, not vacation rentals. Owners can use Spring Lake’s pool and lazy river and Dolphin Head, the residents’ beach on Port Royal Sound. Ask the regime for its budget, its reserves and its rules before you make an offer.
Fort Mitchel, the Civil War earthwork on Skull Creek, is next door, about 0.07 miles away. The private Country Club of Hilton Head, a Rees Jones course, is about 0.2 miles away, and Skull Creek Marina about 0.3 miles. Outside the Cypress Gate, Hudson’s Seafood House on the Docks is about 0.6 miles away.

Mariners Point, Hilton Head Plantation: 42 one-level condos from 1985 at 73 Skull Creek Drive, beside Skull Creek Marina. Live listings and what to ask.
