Mariners Point is the oldest of three communities a few hundred yards apart. Waterway Gardens, about 0.1 miles away on Grandview Court, is new townhomes, the first finished in 2022. The Charles, about a quarter mile south beside Fort Mitchel, is a condo building finished in 2021. Mariners Point is the one with one-level living and its own tennis court.

Mariners Point owners pay the regime’s fee for the building, its insurance and the grounds, and the Hilton Head Plantation POA’s yearly assessment, which pays for the gates, security, private roads and leisure paths. Owners get vehicle decals, so they never wait for a pass, and the nearest gate is the Cypress Gate on Seabrook Drive, about 0.65 miles away. The plantation’s six-month leasing minimum applies, so these are homes to live in, not vacation rentals. Owners can use Spring Lake’s pool and lazy river and Dolphin Head, the residents’ beach on Port Royal Sound. Ask the regime for its budget, its reserves and its rules before you make an offer.
