Waterway Gardens is a small community of new townhomes on Grandview Court, on the west side of Hilton Head Plantation where it meets Skull Creek, the stretch of the Intracoastal Waterway between the island and the mainland. The first homes were finished in 2022, and a second phase on the same short street is new construction, which makes it one of the few places inside the gate to buy a home no one has lived in. This is the Waterway Gardens on Hilton Head Island; Myrtle Beach has a different community with the same name.
The townhomes have three or four bedrooms and about 2,200 to 2,600 square feet of living space, raised over a two-car garage, and some have a private elevator to every floor. The newer homes look across Skull Creek to the deep water. They are filed as townhomes, not condos, so you own the ground under your home as well as the house.
Every Waterway Gardens home for sale shows at the top of this page, new and resale together. A new townhome can be listed before it is finished, so ask for the completion date, what the price includes and who stands behind the warranty. Our Hilton Head new construction page covers buying from a builder.
Grandview Court has two communities on it. Grandview at Skull Creek is the older villa complex at the end of the street, with its own pool, and its villas are condominiums that list as Grandview. Waterway Gardens is the newer townhomes nearer the marina. Check which one a listing is in before you compare prices, since the fees and the rules are not the same.
Waterway Gardens owners pay two bills: the townhome association’s fee and the Hilton Head Plantation POA’s yearly assessment, $1,404 for a home in 2026, which pays for the gates, security, private roads and leisure paths. Owners get vehicle decals, so they never wait for a pass, and the nearest gate is the Cypress Gate on Seabrook Drive, about 0.75 miles away. The plantation’s six-month leasing minimum applies here too, so these are homes to live in, not vacation rentals.
Owners and their families can use Spring Lake’s pool and lazy river, about 0.8 miles away, and Dolphin Head, the residents’ beach on Port Royal Sound, about 2 miles away. Ask the townhome association for its budget, its reserves and its rules before you make an offer. The Hilton Head Plantation real estate page covers the rest of the community.
Skull Creek Marina is next door, about 0.07 miles away, with slips, a fuel dock and Freedom Boat Club’s base, so you can be on the water without owning a boat. The private Country Club of Hilton Head, a Rees Jones course, is about 0.16 miles away, and Fort Mitchel, the Civil War earthwork on Skull Creek, about a quarter of a mile. Outside the Cypress Gate, Hudson’s Seafood House on the Docks is about 0.8 miles away. The small Talbird Cemetery sits at the end of Grandview Court.
Hilton Head Plantation homes for sale: search the listings, see the condo complexes and 2026 HOA fees, and learn the six-month rule before you buy to rent.
Hilton Head new construction: island homes built in the last two years, live from the MLS, and the new-home communities in Bluffton and Hardeeville.
Mariners Point, Hilton Head Plantation: 42 one-level condos from 1985 at 73 Skull Creek Drive, beside Skull Creek Marina. Live listings and what to ask.
The Charles, Hilton Head Plantation: a 2021 condo building at 63 Skull Creek Drive, next to Fort Mitchel on the old Old Fort Pub lot. Listings and what to ask.
