Palmetto Hall Homes: Fairways, Lagoons and Woods

The community was laid out around its two golf courses, the Arthur Hills and the Robert Cupp, so most streets are short courts and lanes that end among the fairways and lagoons, and many houses back onto a green or a pond. The rest look into the woods or onto the wetlands kept in the middle of the community. Everything comes in through one gate on Fort Howell Drive, which keeps the streets quiet.

Owning in Palmetto Hall: Two Bills and an Architectural Review

Every owner pays two organizations. The Palmetto Hall POA bills its annual assessment on January 1: for 2026, $2,220 for a home and $1,665 for an empty lot, which pays for the gate, security and a reserve for the road and gatehouse. At closing, the buyer also pays a one-time capital reserve fee of $3,400 for a home or $1,500 for a lot. Then there is the club: every owner must be a member of Palmetto Hall Golf & Country Club, at least at the social level, and Heritage Golf Group, which owns it, sets the dues and bills them separately. Ask for the current club dues before you make an offer.

Building a house, adding a pool, re-roofing, repainting or taking down a tree all need the association’s Architectural Review Board first, and new houses follow its written standards. After closing, a new owner books a short orientation with the association to get vehicle decals and the PIN for ordering guest passes.

Buying a Palmetto Hall Home to Rent Out

You can’t buy a home in Palmetto Hall to run as a vacation rental. The association’s Rules and Regulations allow a lease only in writing and for at least six months, and the owner has to give the association a signed copy before the tenant moves in. The tenant has an orientation with the association and then gets a renter’s decal and can order passes for visitors. The owner stays responsible for the tenant keeping to the rules. So plan on long-term tenants, not weekly guests.

Touring Homes and Open Houses

The gate lets real estate agents in with a listing to show from 7 a.m. to 7 p.m. every day, and the agent has to drive you around, so you can’t follow in your own car. Open houses are booked with the association by the Tuesday before, and you won’t see yard signs: the rules don’t allow them. To see the community before you tour, book a round of golf or a table at Terrapin, the clubhouse restaurant, both of which take public bookings, and ask the club how to check in at the gate.
