Dunes Property Management: The Resort’s Own Program

The resort runs Palmetto Dunes Vacation Rental and Property Management. Its own site says each owner gets a licensed manager who follows up on work orders and keeps the owner informed, inspections when guests leave and before the next arrive, checks on empty properties every couple of weeks or so, an after-hours maintenance crew and regular housekeeping. Marketing runs through the resort’s websites, apps and email lists, and owners follow bookings and revenue in an online portal.

Owners in the program also get resort perks: charging privileges at resort facilities, discounts of up to 15% on dining, golf, tennis and boat rentals, and free tennis and pickleball court time when available. The resort does not publish its commission or fees, so ask for them in writing when you call.

Palmetto Dunes Property Management Rules Every Owner Follows

These apply to any Palmetto Dunes owner who rents by the night, with the resort or with anyone else. A stay under 30 days needs a Town of Hilton Head Island short-term rental permit for each property and a separate Town business license, both valid from May 1 to April 30. The association requires the whole property to be rented to one party, with no room-by-room rentals, and the house needs the community’s safety signage. Guests should be shown the resort’s welcome video, and the owner or manager has to respond within an hour if the resort’s Security team raises an unresolved problem.
