It releases homesites in phases and lists move-in-ready homes as they are finished. To try the place first, Minto’s Change in Latitude Getaway puts prospective buyers up for two or three nights in a furnished home in the community for $199 a night plus tax, with the amenities and a golf cart included; it comes with a sales presentation of about two hours, and buyers already under contract can’t book. The cottages are the smallest homes and the Island Collection houses the largest. When you compare listings, check the collection as well as the size, because the association fee differs by collection.
What It Costs to Own
The 2026 association fee is $329.11 a month for a house, $348.65 for a cottage and $374.56 for a villa, collected quarterly; it covers the amenities, the gates and the landscaping of your own lot. At closing you pay a working capital contribution of one-sixth of the year’s base assessment and $100 to the community foundation. Property tax is Jasper County’s and the City of Hardeeville’s, at a 4% ratio if the home is your legal residence and 6% if it isn’t, and owners 65 and over can claim South Carolina’s Homestead Exemption. A 55-and-Over Community: What to Ask
Latitude Margaritaville Hilton Head is built and sold as an active-adult community for people 55 and over, and its amenities are run with that in mind: visitors under 19 have to be with an adult, and a household can bring up to six guests at a time. Before you sign, ask for the association’s declaration and rules, and read what they say about who may live in the home and about leasing it, especially if you plan to rent it out or a younger relative will live with you.
