Latitude Margaritaville Hilton Head, SC

Latitude Margaritaville Hilton Head is not on Hilton Head Island. It is a gated community for people 55 and over in the city of Hardeeville, in Jasper County, on US 278 about two and a half miles east of I-95, where the highway starts toward Bluffton and the island. The Hilton Head in its name is the region, the way Sun City Hilton Head uses it, so you will see it as Latitude Margaritaville Hilton Head, South Carolina, as Margaritaville Hilton Head SC, and on some maps as Latitude Margaritaville Hardeeville.

Minto Communities builds it under license from Margaritaville, Jimmy Buffett’s lifestyle brand, and it was the second Latitude Margaritaville to open, after Daytona Beach. The others are in Florida, at Daytona Beach and Watersound, with one announced in Texas, so if you are searching for Margaritaville in South Carolina, this is the one. The plan is for about 3,000 homes, built in phases, and the developer is still building and selling.

The Latitude Margaritaville Hilton Head sales center is at 356 Latitude Boulevard, Hardeeville, SC 29927: from I-95, take US 278 (Independence Boulevard) east for 2.8 miles and turn right onto Latitude Boulevard, and the sales center is on the right. It is open Monday to Saturday from 9 a.m. to 5 p.m. and Sunday from 11 a.m. to 5 p.m., on (866) 595-4364. More than a dozen furnished model homes are nearby, and a shuttle bus takes visitors around the models and the town center on a posted schedule.

Thinking of buying? Minto’s Change in Latitude Getaway lets prospective buyers stay two or three nights in a furnished Margaritaville-style home in the community for $199 a night plus tax (Jasper County’s lodging tax is about 13%), with the run of the amenities and a golf cart to get around. It is a sales program, not a vacation rental: you attend a sales presentation of about two hours and tour the models, buyers already under contract can’t book, and the ranges in the homes don’t work, so plan to eat out or at the Bar & Chill. Homes come in four collections, all island-styled. The Conch Cottages are the smallest, about 1,200 to 1,480 square feet under air, with two bedrooms; the Caribbean Collection villas run about 1,500 to 1,870; and the Beach and Island Collections are single-family houses of about 1,690 to 2,570 square feet. The developer advertises new homes from the $300s. The Latitude Margaritaville floor plans, the site plans for each phase and a map of the amenities are on Minto’s site, and resales come up through local agents.

Every home pays the associations a monthly fee, collected quarterly, that covers the gates and gatehouse, the amenities, the common grounds and the mowing and landscaping of your own lot. For 2026 it is about $329 a month for a house, $349 for a cottage and $375 for a villa, and there is no community development district fee on top. The Latitude Bar & Chill is the community’s restaurant, on the town square, with a Margaritaville menu, and the Changes in Attitude bar serves the pool. Both are for residents and the guests with them: the association’s rules don’t let an unaccompanied guest use the restaurant, so it isn’t a place to stop in from the highway. Living in Latitude Margaritaville is built around the calendar: clubs, classes, parties and music most days, with residents getting around by golf cart. Two associations, Latitude at Hilton Head and Latitude Lakes, run the amenities under a master association, managed on site by FirstService Residential from the Workin’ N’ Playin’ Center.

Guests use the amenities as a resident’s visitors. A household can bring up to six guests at a time to the amenities, adults must stay with their host, and anyone under 19 has to be with an adult.
