Hampton Lake Homes: Collections and Home Types

The community sells single-family homes, cottages and townhomes, grouped in collections. The Lake Bluff Collection and Lakeside Homes Collection are the ones named for the water. Cottages at Parkside is a cottage neighborhood built by Shoreline and Logan Homes, and The Towns is the townhome collection. Anchor Bend, Foxpath and Arbors and The Sanctuary round out the list.

Hampton Lake Lots and Building

Homesites are sold as lakefront, wooded or facing the preserve. Buyers choose between two routes: a predesigned home from one of the national or regional builders working in the community, or a custom home on a homesite, built by any builder the buyer picks. Ask for the community’s design guidelines before you make an offer on a lot, and for the approved-builder list if you plan a predesigned home.

Hampton Lake HOA Fees and Club Access

Hampton Lake does not publish its dues on its website, so this page does not give a number. Ask the listing agent for the property owners’ association dues and what they cover, any collection or neighborhood dues on top, and the transfer fee at closing. One reviewer finds the fees high next to some older Bluffton communities, so compare them with what you get: the pools, the boathouse, the gym and spa and the trails.

Renting or Visiting Before You Buy

The community does not publish its rules on renting a home short term, so if you plan to rent yours out, ask the association in writing what is allowed and for how long before you make an offer.
