Moss Creek Homes: Marsh, Golf and Patio Homes
The community is laid out around two Fazio golf courses and the marsh of Mackay Creek, so most homes back onto a fairway, a lagoon or open marsh. The marsh-front lots carry their own rules for the land between the house and the water, and every change to the outside of a home, down to taking out a tree, needs the association’s Architectural Review Board first. Stable Gate and Royal Pointe are two of the neighborhoods, each with a pool of its own. Owners with a boat can rent a wet slip at the community’s marina, from 20 to 50 feet, or dry storage.
What It Costs to Own: Dues and the Membership Certificate
Every owner is a member of the Moss Creek Owners Association and pays its annual assessment: in 2026, $8,775 for a home and $7,275 for an empty lot, due by January 31 or in twelve monthly payments of $731.25 for a home. It covers the gate and security, the roads and trails, the fitness center and pools and the upkeep of the rest. Golf, tennis, pickleball and marina slips come with an optional $1,700 yearly Activity Fee, or members pay as they play. The association also runs the water and sewer, through its Water Oak Utility, which bills monthly.
Budget for the Membership Certificate. Every sale of a property in Moss Creek requires a Membership Certificate, and for 2026 it costs $45,000. With the dues, it pays for running the community and its capital projects. The fee schedule doesn’t say whether the buyer or the seller pays it, so settle that in the contract.
Buying a Moss Creek Home to Rent Out
You can buy a home in Moss Creek to rent by the month. Rentals must run at least a month, so nightly and weekly vacation rentals are out, but monthly and seasonal lets are allowed. That is a shorter minimum than the other residential gated communities nearby that we have checked: Hilton Head Plantation requires six months and Sun City 90 days. Confirm the current minimum with the association before you buy or take a booking.
The owner stays answerable. You, or your rental agent, tell Security when each renter will arrive and how long they will stay, and the gate issues their pass. Renters use the courses, courts, pools and Clubhouse by paying the association’s renter fees, not during members’ times, and tenants of three months or more buy a $25 long-term rental decal. Seeing Homes: Member for a Day
Moss Creek is private, so you can’t drive in to look around, and there is no public golf or restaurant to get you a pass. The association runs a Member for a Day program for people looking at property: your realtor books it, or the gate’s realty company does if you don’t have one, and you spend a day using the amenities before you decide.
