The club’s property search sorts what is for sale into homes, homesites for custom building, lifestyle homes and homesites, and lifestyle and golf cottages. Settings include houses that overlook the river, houses beside the fairways and houses on quiet cul-de-sacs. The community has worked with custom builders including AR Homes and Seacoast Classic Homes, and describes its architecture as Lowcountry, from grand estates to cottages.

Berkeley Hall Membership Comes With the Home

Every one of the 554 homes and homesites includes a Berkeley Hall family membership, and it transfers to the next owner when you sell. That is the equity membership, and there are only 554 of them. There is nothing separate to apply for, but the club is member-owned, so ask the listing agent how the transfer works and whether the club has to approve a new owner.

Berkeley Hall Dues and Fees

The club does not publish its initiation fees or dues, so this page does not give a number. Ask the listing agent in writing for the annual dues and what they cover, any initiation or transfer fee owed at closing, any capital assessments, and the property owners’ association dues on top. The club is member-owned with a capital reserve, so ask to see how the reserve is funded.
