Spanish Wells Hilton Head real estate means houses and land: the covenants allow nothing but detached single-family homes, each on a lot of an acre or more, so there are no villas or condos to buy, and only a handful of listings at a time. Spanish Wells Plantation Lots and Covenants
Spanish Wells Plantation grew out of several subdivisions that adopted one set of uniform covenants in 1981; Wells East still has its own, so check which set applies to the house you like. Under the uniform covenants, a home can be no more than two and a half stories and must have at least 1,500 square feet inside, and it must sit at least 50 feet back from the front and rear lot lines and 15 feet from the sides. Lots can’t be split below an acre, and combining or re-drawing lots needs the association’s approval.
The association’s Plans Approval Board signs off on new houses and on any change to the outside of one, from a fence or a mailbox to a pool or a dock, and on cutting down any tree a foot or more across. Owners pay an annual assessment, which can rise only with a vote of the members, and a lot with a house on it pays half as much again as an empty one. The covenants also give the association a right of first refusal: before a sale closes, it has 30 days to buy the property at the same price and terms. Ask your closing attorney to confirm how that works today.
The Club Is Optional
Buying a house doesn’t make you a member of Spanish Wells Club, and joining the club doesn’t require a house: it takes members who live elsewhere. For 2026 it charged a $5,000 initiation fee and $350 a month for a full golf membership, with cheaper tennis-and-pickleball and social memberships. Buying a Spanish Wells Hilton Head Home to Rent Out
Check the leasing rules before you count on rental income. The covenants bar time-shares, but the association’s published summary of them says nothing about shorter rentals, and with no villas or condos Spanish Wells has none of the island’s usual vacation rental stock. Before you buy, ask the property owners’ association, through your agent or closing attorney, for the current covenants and any leasing rules, and get the answer in writing. A home rented for stays under 30 days also needs the Town of Hilton Head Island’s short-term rental permit and a business license.
