Before You Buy in Wexford

Wexford Plantation real estate is mostly large single-family homes, with smaller homes in a few neighborhoods and the odd empty lot. There are only a handful of listings at any one time, and nearly everyone who buys here plans to live in the house, at least for part of the year. The rest of this page covers what a listing leaves out: which homes come with a boat slip, the neighborhoods inside the gate, what the design rules ask of an owner, and why this isn’t a community to buy a vacation rental in.

Wexford Plantation Homes on the Harbour and the Course

The homes that set Wexford apart are the ones on the harbour. Of the harbour’s 280 slips, 138 are behind privately owned homes, so a harbour home’s owner steps from the garden onto the boat, with eight feet of water held steady by the lock and a way out to Broad Creek and the Intracoastal Waterway. A listing that mentions a slip should say whether it conveys with the house; ask if it doesn’t. The other slips, behind the clubhouse, are for Wexford property owners, so an owner without a slip at home still has somewhere to look.

Away from the harbour, homes back onto the fairways of Wexford Golf Club’s Arnold Palmer course, onto Broad Creek itself, or onto lagoons. Wexford on the Green, Wexford Commons and Wexford Garden Homes are neighborhoods with their own supplemental rules, where homes can be smaller than the 2,200 square feet the rest of the community requires, and there are a few multi-family areas.

Design Rules for Wexford Owners

Wexford is built to one look, a British Colonial theme drawn from Georgian, Jacobean and British Caribbean houses, and the Architectural Standards Committee keeps it that way. Any change to the outside of a home, from paint and roofing to a pool, a fence, a dock or taking down a tree, needs the committee’s approval first. Roofs can rise no more than 35 feet, and materials such as chain-link fencing and glass block aren’t allowed. If you plan to renovate, ask the committee’s administrator for the current guidelines, and the supplemental rules for your neighborhood, before you buy.

Buying in Wexford to Rent It Out

Don’t buy in Wexford expecting vacation rental income. The community’s covenants say every lot and home is for residential use only, with no trade or business of any kind carried on in it, and Wexford has no rental program. If you hope to lease the home while you aren’t living in it, get the association’s leasing rules in writing before you make an offer, and don’t count on short stays.

Touring Homes Behind the Gate

Wexford is gated, with its own security department, and there is nothing inside open to the public, so you can’t drive in to look around.
