Hilton Head Rentals for Large Groups
Each of these island rental companies has a page, or a search, for big parties. Tap a card for the company’s page here, with its rentals and reviews. Companies marked HHI.com partner are listed first.

Its large-group rentals page is for family reunions and group trips that need everyone in one place.

Has no large-group page of its own; its rentals search runs up to 7 bedrooms and 16 guests.

Lists 6, 7, 8 and 9 bedroom rentals in Sea Pines, Palmetto Dunes and Forest Beach.

Its large-groups page covers family reunions, work retreats and special events, with homes that have private pools and room to gather, and prices groups per person.

A group stays page for Palmetto Dunes, built around golf groups, with a rental search by party size up to 12 or more.

Large houses and multiple villas for group holidays, family gatherings and tennis or golf groups.

Rentals for 8 or more people, for family reunions and bachelor and bachelorette weekends.
Every company that rents on the island is in the rental company directory. A rental company with large-group homes that isn’t listed here can get in touch through HHI.com.
One Big House or Several Villas?
The companies above fit a big party in one of two ways. One large house keeps everyone under a single roof, with a shared pool, kitchen and living room: Island Time describes its large-group homes this way, and Beach Properties lists homes of 6, 7, 8 and 9 bedrooms. Several villas or condos booked together give each family its own space and bathroom: Sunset Rentals specializes in both large houses and multiple villas for group holidays, family gatherings and tennis or golf groups.
For a reunion or a work retreat, compare the cost per person across both, not the nightly rate of one house. The companies’ large-group pages are the place to ask whether neighboring units are available for your dates.
Where to Look for a Big Home
The large-group homes on the company pages are mostly in Sea Pines, Palmetto Dunes and Forest Beach. Palmetto Dunes also builds a group program around its three golf courses, with a rental search by party size up to 12 or more. Each community’s rentals guide covers the gate, the beach access and the companies that list homes there.

Sea Pines vacation rentals by area: every villa complex, the homes, who rents them, and what a resort booking includes that other companies do not.

Homes with prices
Palmetto Dunes house rentals on Hilton Head: oceanfront, golf-course, lagoon and marina-view homes, mostly three bedrooms and up, plus pet and pass rules.

Choosing a rental on Forest Beach near Coligny? North and South Forest Beach, where to park for the beach, its complexes and the companies that list homes.

Hilton Head oceanfront rentals: which villa and condo complexes sit on the beach, which are a row back, and the island companies that rent them.
Before You Book a Large-Group Rental
Count the cars
The Town allows no more than six vehicles in the driveway of a rental home. A group arriving in four or five cars is close to the limit, so ask where the rest park.
Ask how many gate passes you get
In Sea Pines the company buys a pass tied to your booking, and Palmetto Dunes resort guests get one car pass at check-in. Ask how a group in several cars is covered.
Count the real bedrooms
Every room advertised as a bedroom has to meet the building code for one. Ask how many beds each bedroom holds, and which ones are sleeper sofas.
Large houses carry extra safety rules
A rental of 3,600 square feet or more needs sprinklers or a monitored alarm with smoke detection in every bedroom, and a propane grill needs a shut-off valve.
Look for the Town permit number
Every short-term rental has to show its Town permit number in each ad. A big house listed without one is a warning sign.
Know who answers a complaint
Every permitted rental has a responsible party who must answer within an hour, and neighbors can call the Town’s 24-hour hotline. Ask for the company’s after-hours number.
The short-term rental permit guide has the Town’s full list of rules, and the Sea Pines gate pass office page has every pass and fee.
A Resort Villa for a Smaller Group
For a group of six to eight, a resort villa can be simpler than a house. Royal Dunes’ three-bedroom villas sleep up to eight, and Seawatch at Island Club rents two-bedroom villas that sleep six and three-bedroom villas that sleep eight.

Hilton Head family resorts with kids' programs, big pools and villas with room for the whole group.

Royal Dunes Resort on Hilton Head Island: three-bedroom villas sleeping 8, two pools, a hot tub and a five-minute walk to the beach. Book direct.

Seawatch at Island Club on Folly Field Road: two- and three-bedroom villas, five private beach entries, a three-tier pool and tennis nearby.
Frequently Asked Questions
Which Hilton Head rental companies rent to large groups?
Coastal Vacation Rentals, an HHI.com partner, has a large-group rentals page, as do Island Time, Sunset Rentals, Vacation Time and Palmetto Dunes. Beach Properties lists 6 to 9 bedroom homes. Island Rentals of Hilton Head, also a partner, searches homes of up to 7 bedrooms and 16 guests.
How many bedrooms can a Hilton Head rental have?
Beach Properties of Hilton Head lists 6, 7, 8 and 9 bedroom rentals in Sea Pines, Palmetto Dunes and Forest Beach. Island Rentals of Hilton Head’s search goes up to 7 bedrooms and 16 guests, and Palmetto Dunes lets you search by party size up to 12 or more.
Is it better to rent one big house or several villas?
One house keeps everyone under a single roof, with a shared pool and kitchen. Several villas or condos in the same complex give each family its own space. Sunset Rentals specializes in both large houses and multiple villas for group holidays.
Is there a limit on cars at a Hilton Head rental?
Yes. The Town of Hilton Head Island allows no more than six vehicles in the driveway of a short-term rental. Gated communities set their own pass rules too, so ask how many passes the booking includes.
Can I rent for a golf group or a family reunion?
Yes. Palmetto Dunes has group-friendly rentals and a group stays page built around golf, and Sunset Rentals, Island Time and Coastal list reunions and group trips. See Hilton Head golf courses for the courses.
