The Sea Pines CSA is the community association that owns and runs the shared parts of Sea Pines: most of the roads, the leisure trails, the lagoons, the beach walkways and the two gates. Its full name is Sea Pines Community Services Associates, and it is a nonprofit, separate from The Sea Pines Resort. If you have paid a gate fee, ridden the trolley or walked the Forest Preserve, you have used something the CSA looks after.

What the Sea Pines CSA Takes Care Of

The CSA was set up in September 1987, and in December 1988 it took ownership of the roads, pathways, open space, lagoons and drainage ditches it still looks after. Its own figures give a sense of the size of the job:

• 67 miles of paved road and 17 miles of paved leisure trail

• About 1,200 acres of open space, including the 600-plus acres of the Sea Pines Forest Preserve

• 32 beach access paths and boardwalks along 4 miles of beach

• 89 acres of lagoons, canals and ponds, and the drainage that feeds them

• The Greenwood and Ocean gates, the Gate Pass Office and the free trolley

• Tower Beach and the Community Center, both for property owners

It employs more than 110 people across maintenance, security, transportation, community standards and administration (see Sea Pines careers for jobs there and at the resort). How the CSA Is Run and Paid For

Anyone who owns property in Sea Pines is automatically a member. A 17-seat board runs the association: nine seats for residential owners, four for The Sea Pines Resort and four for the commercial owners inside the gates. Most of the money comes from owners’ annual assessments and the gate fees visitors pay.

For 2026, the assessment is $2,065 for a lot with a house on it and $1,233 for an empty lot. Of that, $708 and $424 go to the critical infrastructure program, the long-term fund for roads and drainage. Invoices went out in November 2025 and payment was due January 16, 2026. The CSA, the Resort, the POA and the ARB

Four organizations share Sea Pines, and people mix them up constantly. The Sea Pines Resort is the business: the golf courses, the Inn & Club, the rentals desk and most of the restaurants. The CSA runs the community’s shared property and the gates. The Sea Pines Property Owners Association is a volunteer group that speaks for residential owners, and membership is optional. The Sea Pines Architectural Review Board approves changes to the outside of homes and protects the trees.

The Community Connections Center

The CSA’s front office at 175 Greenwood Drive is called the Community Connections Center. New owners register there and pick up owner ID cards and vehicle decals. It also sells fishing permits: $5 lets a group of up to five renters or owners’ guests fish the lagoons and the Forest Preserve lakes for the length of their stay. Owners fish on their ID card. Before the RBC Heritage each April, it hands out tournament hangtags to owners, property managers, service providers and long-term renters.
