Palmetto Bluff real estate is unlike the rest of Bluffton: one gated community of 20,000 acres, three villages and a private club, planned as a whole rather than built lot by lot. The local MLS files it as an area of its own, so the search below shows only what is for sale inside the gate. Palmetto Bluff Homes: Neighborhoods and Home Types

The community sells estates, homes, cottages and homesites. Its own real estate company describes two kinds of neighborhood: Town neighborhoods, close together and near the club amenities, and Country neighborhoods, with large sites for privacy. Homesites run from the May River and the Inland Waterway to wooded interior lots.

The neighborhoods are named after the villages and lanes around them. Wilson Village is the walkable center, with a village green, shops, restaurants and the river, and River Road extends it with formal architecture and green spaces. Moreland Village is quieter, and Moreland Forest is the neighborhood built around the Inland Waterway and preserved wetlands. The Grove is the newest enclave, twelve homesites with three home plans. Anson Village is the newest village, planned by the owners.

Palmetto Bluff Lots for Sale

Most buyers here build. Lots are sold by the community’s real estate company and by agents, and building follows the community’s design rules, so ask for the architectural guidelines and the approved-builder list before you make an offer. Palmetto Bluff HOA Fees and Club Membership

Palmetto Bluff does not publish its dues, and they differ by neighborhood, so this page does not give a number. Ask the listing agent for three things in writing: the property owners’ association dues and what they cover, any neighborhood or village association on top of them, and what joining the Palmetto Bluff Club costs and whether membership comes with the home or is a separate purchase. Who Sells Palmetto Bluff Property

Palmetto Bluff property for sale is handled two ways. The community’s own realty company, the Palmetto Bluff Real Estate Company, sells homesites and new homes from its office at 19 Village Park Square, and independent agents list resales on the MLS, which is what the search above shows. Homes for sale in Palmetto Bluff, SC, are mostly houses, cottages and lots; the community describes estates, homes, cottages and homesites and does not market condos, so a search for Palmetto Bluff condos for sale turns up cottages rather than condominium buildings.

Palmetto Bluff Compared With the Rest of Bluffton

Palmetto Bluff sits at the far south end of town, on the May River, and everything in it is inside one gate.
