The Hilton Head Island Beach & Tennis Resort is a gated oceanfront condo community on Folly Field Beach, on the quiet north-central part of the island. The condos were built in 1980 and 1981, and they are owned one by one: some owners live here, some rent their condo to visitors, and some do both. Every condo for sale at the resort shows at the top of this page. They fall into three groups, and the group tells you most of what you need to know about size:

Ocean Villas are one-bedroom condos of about 540 to 560 square feet. They are the smallest and the most common listing here. Tennis Villas are two-bedroom condos of about 890 square feet. Admiral’s Row is the oceanfront building at 40 Folly Field Road, with two-bedroom condos of about 1,000 square feet; our Admiral’s Row rental page shows the building from a guest’s side.

Condos and Ownership Shares

Most listings are condominiums, which means you own the unit and share the grounds. A few Tennis Villas have been listed as co-ownership, where you buy one fifth of a condo with other owners and share its use. A share costs less than a whole condo, but it is a different thing to own, so ask how many owners there are, how the weeks are divided, and what the yearly fee is before you compare it with a whole-condo price.

What the Resort Has

Owners can use the resort’s pools, the tennis and pickleball courts, the fitness center and the boardwalk to the beach. The grounds also have places to eat, among them CocoNutz Sportz Bar, about 0.15 miles from Admiral’s Row. The public Folly Field Beach Park is the next beach access along the shore.

Before You Buy

Ask the association for its budget, its reserves, any special assessment planned for these buildings, which are more than 40 years old, and its rules on renting. If you plan to rent the condo to visitors, ask how the resort’s own rental program works and what an owner keeps, and remember that a vacation rental anywhere on the island also needs a Town of Hilton Head Island short-term rental permit.
