55+ Communities in Bluffton, SC

Five 55+ communities sit on the Bluffton side of the Hilton Head bridges, all within about half an hour of the island. Two are large and long-running, Sun City Hilton Head and Latitude Margaritaville, and three are smaller neighborhoods from national builders. The retirement communities in Bluffton differ less on the age rule than on size, golf and price. The table puts today’s listings next to the facts that decide most moves: who can live there, whether there’s a gate, who builds the homes, what the clubhouse offers and how far you are from the island.

For a couple shopping at around $500,000, start with the median in the table. Sun City and Latitude Margaritaville have the most homes listed, so there is the widest choice near that price, from smaller villas to houses with a lagoon or golf view. The three newer neighborhoods list fewer homes, often newer ones, and their prices tend to sit at or above that mark, so compare a resale there with a new build from the same builder.

Price is only part of the monthly cost. Ask each association for its current dues and what they cover, and ask about any one-time fee due when you buy. Latitude Margaritaville publishes its dues on its HOA fees page, and Sun City has a fees guide of its own.

If golf is the point, Sun City is the only one of the five with courses of its own, three of them for residents and guests. Latitude Margaritaville trades golf for music, a town center and a big pool scene. The Four Seasons neighborhoods and The Haven are quieter, built around one clubhouse with a pool, fitness and courts.

The age rule is set in each community’s covenants. Sun City, Latitude Margaritaville and The Haven are 55 and over; Four Seasons at Carolina Oaks is primarily 55+, and at Hilton Head Lakes only the Four Seasons section has an age rule. Read the rule before you buy, especially if a spouse is under 55 or family will stay for long visits.
