Livewell Terrace is a new apartment community on Buckwalter Parkway in Bluffton, built so that nurses, technicians and other working people can afford to live close to their jobs. Beaufort Memorial gave the land, next to its new Bluffton hospital, and Woda Cooper Companies is building it and will run it. Construction started in June 2026.
The Apartments
There are 120 apartments: 30 with one bedroom, 60 with two and 30 with three, on about seven acres. Residents get a fitness room, a business center, a playground and a small community park on site.
Rent and Who Qualifies
Rents run from about $700 to $1,725 a month, depending on the size of the apartment and the household’s income. This is income-limited housing, built with low-income housing tax credits, so there is an income cap: households can earn up to 80% of the area median income, about $61,000 a year for one person or $88,000 for a family of four. Beaufort Memorial’s staff are the reason it was built, but anyone who qualifies can apply.
When It Opens and How to Apply
Building takes about a year, so the first residents are due in spring 2027. Leasing will be handled by Woda Management & Real Estate, the developer’s own management company, closer to opening. Living on Buckwalter Parkway
Buckwalter Parkway is becoming Bluffton’s medical corridor. Beaufort Memorial’s 28-bed Bluffton Community Hospital opens next door in early 2027, and Novant Health plans a larger hospital on nearby Bluffton Parkway: see Bluffton hospitals.
