Every home in Sun City Hilton Head pays the Sun City Hilton Head Community Association a base assessment, and that one figure covers most of what people move here for: the gates and patrols, the roads, the fitness centers and pools, Town Square and the trails. Some homes add a second assessment for their section or neighborhood, and buying a resale brings three one-time fees. Golf is the big exception: it is a separate plan, paid only by those who play. The association publishes all of it each year in its Schedule of Fees and Community Rules, and the figures below are its 2026 ones.

Sun City Commons, North and West: Why Dues Differ

In the local listings, Sun City sits in one MLS area, Sun City/Riverbend, split into smaller areas named Sun City Common, Sun City North, RiverBend and East Argent. Sun City Common is the original, southern part of the community, which most agents call the Common side, and most homes for sale are there. The Sun City Commons fees that buyers ask about are simply the base assessment: $2,820 a year for a house on the Common side, or in Riverbend. Homes in Sun City North and Sun City West, the newer northern sections, pay the base plus a landscape assessment of $867, or $3,687 a year in all.

Twelve neighborhoods have a neighborhood assessment of their own, billed with the base assessment every quarter. Seven of them, from Coastal Villas to Summerplace Village, pay around $5,100 to $5,650 a year on top of the base, so a Coastal Villas home costs $8,289 a year in association dues. The cottage neighborhoods and Cypress Hollow pay under $1,100, and Fishery Bluff $1,968. Ask your agent what a neighborhood’s assessment pays for before you buy, because the schedule lists the amounts, not what each one covers.

Three fees fall due when a Sun City home is resold, and two of them apply to resales only, not to a new home bought from Del Webb. On a $500,000 house they come to about $7,100. The schedule does not say whether the buyer or the seller pays them; that is settled in the sales contract, so ask about it when you make an offer. At registration the new owner shows Resident Services the closing statement and collects two activity cards.

Golf is not in the assessment. Residents who play buy a yearly plan and then pay a lower price per round, and those who do not play pay nothing for it. The three courses, Hidden Cypress, Okatie Creek and Argent Lakes, are for residents and their guests only. Without a plan, a resident pays the full round price, $62 for 18 holes before 2 p.m. at Hidden Cypress or Okatie Creek in 2026.

Activity Cards, Budget and Billing

The base assessment includes two activity cards, the photo cards that open the amenities, for a home with a resident aged 55 or over. A third or fourth occupant who qualifies can buy one. Owners who lease their home hand their cards to the tenant, and each renter pays a registration fee; the leasing rules are on our Sun City Hilton Head rentals page. Fines are in the schedule too, and the ones residents meet most are for speeding and for unapproved changes to the outside of a home.

The association’s 2026 budget is about $35.4 million, of which about $27.6 million comes from assessments and $6.7 million from golf. Of each lot’s $2,820, $2,316 pays for operations and $504 goes to the reserve fund for replacing buildings, roads and equipment, and the community enhancement fees from resales go to reserves as well.
