Start with where you want to live. Bluffton’s gated golf and river communities, its newer neighborhoods along the parkways and its 55-and-over communities each have agents who sell mostly there, and they know the dues, the club rules and which streets flood. Ask an agent how many homes they sold in that community last year.
Expect to sign a written agreement with a buyer’s agent before you tour homes together: it sets out what the agent does for you and how they are paid, so read it and ask what happens if you part ways. Buying new from a builder? Bring your agent, or name them, on your first visit to the model home, or the builder may not work with them later. Our new homes in Bluffton page lists the builders.
Also ask which county the home is in. Most of Bluffton is in Beaufort County, but Hilton Head Lakes, Latitude Margaritaville and the north side of Sun City are in Jasper County, with different property taxes and schools.
