Bluffton, SC golf communities and gated communities in one place: the private clubs on the May, Colleton and Okatie rivers, the public-course neighborhoods, and the gated communities without golf, with today’s homes for sale in each.

For sale today counts every MLS listing in the community, lots included; home prices and the median are its houses, villas and condos. Where only a few homes are listed, one sale moves the median a long way. “Ask” means the club doesn’t publish whether golf comes with the home, so ask the club or the listing agent before you offer.

Golf Membership: Included, Required or Optional

In Bluffton’s private clubs the membership often comes with the property. At Belfair and Berkeley Hall every home and homesite carries one; at Colleton River you join, full or lifestyle, when you buy; and at Moss Creek each sale includes a $45,000 membership certificate. Others, like Oldfield, offer golf memberships you can choose to buy.

A required membership adds club dues to the association’s, and some clubs charge a one-time fee when you buy, so ask for both in writing. If you only want to play now and then, a public-course neighborhood or a gated community without a club costs less to own. Our Bluffton golf page covers the courses themselves.

Gated Communities in Bluffton Without Golf

Not every gated community in Bluffton has a golf course. These have a gate and their own pool, clubhouse or lake, without club dues on top. Most are newer neighborhoods between US 278 and Bluffton Parkway, close to the shops.
