Hilton Head Facts for Architects

Older homes to work from
The median home in the town limits was built in 1987, and about 6 in 10 (60.5%) went up before 1990 (as of 2024). A good share of residential architect work on the island is an addition or a redesign of a house that is at least 35 years old.
Two firms near Shelter Cove
Brent Robinson Architect and Group 3 Designs are each about 2 mi from Shelter Cove, and Vaccaro Architecture is 1.2 mi from the island convenience center on the north end.
Two firms near Coligny
PDG | Architects is 1.9 mi from Coligny Plaza, and Sodemann Architects is 2.3 mi from it, so the south end has its own two.
A former Town plans examiner
Scott Sodemann of Sodemann Architects says on his website that he was the Plans Examiner for the Town of Hilton Head Island from 2017 to 2021 and is a certified floodplain manager.
Town design review
The Town of Hilton Head Island has a Design Review Board and a Design Review step in its Development Service Center. Brent Robinson’s reviewers say he works with the approval boards, and one says he knew the HOA rules well enough to get an approval through.
Homes used part of the year
About 25 in 100 housing units (7,600) are held for seasonal, recreational or occasional use (as of 2024), so many owners meet their architect by video call and visit the site a few times a year.
Check the license
South Carolina licenses architects through the Department of Labor, Licensing and Regulation. Its Board of Architectural Examiners has a licensee lookup at llr.sc.gov, and Vaccaro Architecture prints its principal’s license number on its About page.

Hilton Head Residential Architects: What They Draw and What They Hand Off

A residential architect on Hilton Head draws the house: the floor plan, the elevations, the structure and the set of construction documents a builder prices and a permit office reviews. Vaccaro Architecture, Brent Robinson Architect, Sodemann Architects, Group 3 Designs and PDG | Architects all list residential work. Brent Robinson’s reviewers describe a mid-90s house redesigned as a modern Lowcountry home, and Group 3 lists renovations as its own service next to architecture.

Choose a local architect when the house has to meet island rules for review boards, flood zones and wind. An architect hands off to a builder at the end of design: see kitchen remodeling on Hilton Head for design-build contractors, cabinets for the kitchen, and bathroom remodeling for the rooms upstairs. If the job is mostly interiors, Group 3 Designs and the designers on those pages are the place to start.

Design Review and Permits for a New Home or Addition on Hilton Head

The Town of Hilton Head Island says a building permit is required to start a new construction or remodeling project, and its Development Service Center lists Design Review and the Design Review Board among its steps. The Town also runs a Building & Development Citizen Self Service Portal. For questions about permits, the Town’s building staff take calls at 843-341-4757.

Many gated communities add a second review. If you are looking for an architect in Sea Pines, Sea Pines homes, like homes in Hilton Head Plantation, Palmetto Dunes and Long Cove, each have their own architectural review, separate from the Town. Group 3 Designs lists a Sea Pines house on its architecture page, and Brent Robinson’s reviewers describe working through an HOA approval. Ask your association for its guidelines before you sign a design contract, and ask the architect how many reviews of your community it has been through.

Flood Zones and Elevation: What to Ask a Hilton Head Architect

The Town lists a Flood Hazard Zone Search, Flood Hazard Construction standards and a Substantial Improvement & Damage page among its building resources. Look up your lot first. In a mapped flood zone, the height of the lowest floor and the rules for an addition or a renovation of an older house affect the design, and the answer can change what the house looks like. Sodemann Architects says its founder is a certified floodplain manager, which is a question worth asking any firm: who on the team handles the flood zone and the elevation certificate?

Flood coverage is a separate decision from the design. Flood insurance on Hilton Head explains who sells it. Ask the architect for the lot’s flood zone in writing so your insurance agent and your lender see the same number.

How to Choose a Local Architect on Hilton Head Island

Check the license
Look the firm up on the South Carolina Department of Labor, Licensing and Regulation licensee lookup (llr.sc.gov, Board of Architectural Examiners).
Ask about your community
How many projects has the firm taken through the review committee of your plantation or neighborhood? Brent Robinson’s and Sodemann’s own pages mention approval boards and advisory roles.
Ask what is included
Does the fee cover construction administration, site visits during the build and help choosing a builder? Group 3 Designs describes full-service architecture that carries design through construction; ask every firm what it covers.
Ask about timing
When can drawings start, how many revisions are included and how long does the Town’s review take? Roberts Construction’s kitchen page says Town architectural review adds 4 to 10 weeks to a remodel.
Meet in person or on video
About 25 in 100 island homes are second homes, so most firms are used to owners who live elsewhere. Ask how they run meetings when you are away.
