Newport Villas is a gated community of 66 condos at 5 Newport Drive, on a small peninsula that reaches into Broad Creek behind the Shelter Cove Towne Centre on Hilton Head Island. The buildings have a Mediterranean look, with walled courtyards at the entries, and the pool, hot tub and gathering pavilion sit on the water facing west.
Newport is often sold as Palmetto Dunes and Shelter Cove both, and its owners share the Palmetto Dunes amenities, but it sits on the Shelter Cove side of William Hilton Parkway. This building doesn’t allow short-term vacation rentals, so we list it for completeness and for buyers. For a week’s stay, look at the Shelter Cove rentals on the harbour instead.
The Condos
Newport has two- and three-bedroom condos across eight buildings, some single-level flats and some two-story townhome layouts with the bedrooms upstairs. Many have fireplaces, and the best-placed units look straight down Broad Creek toward the Intracoastal Waterway; others face a lagoon or a courtyard.
On the Peninsula
The peninsula is what sets Newport apart: a private drive behind a gate, water on three sides and the Towne Centre, Kroger and the harbour within walking distance. The waterside pool and pavilion are the place to watch the sun go down over the creek, and there is a tennis court on site.
Renting at Newport
Newport does not allow short-term vacation rentals. Longer leases are allowed, but our sources give different minimums, so check the current rule with the association before you sign or buy. For a vacation stay nearby, Captains Quarters, Mainsail and the Harbourside buildings all rent by the week.
Owning at Newport
Owners pay a regime fee for the buildings and grounds and the Palmetto Dunes property owners’ fee, which brings the Palmetto Dunes beach, golf, tennis, trails and the seasonal Dunes Buggy shuttle. The no-vacation-rental rule makes this a building for full-time and seasonal owners rather than a rental investment.
