The Villas

There are one-, two- and three-bedroom villas, furnished alike, so the villa you get matches the one you booked. Each has a full kitchen, a washer and dryer, a living room with a sleeper sofa, a balcony and a king bed in the main bedroom. About half of the two-bedrooms look straight over the harbour; the rest face the entertainment pavilion with the marina beyond it, or the market side.

Quarter-Share Ownership

Harbourside III is sold in quarter shares rather than whole villas: each villa has four deeded owners, and each owns thirteen weeks a year that rotate by a week every year. Owners use their weeks, lend them or rent them, and the building closes for a week in January for maintenance. That is why the building books like a small resort rather than like a condo.

Booking Harbourside III

The on-site office handles reservations. Week-long stays run Sunday to Sunday and can be booked online at least two weeks ahead; shorter or last-minute stays go through the office by phone. Guests use the building’s own pool, and the upkeep fee covers access to the Palmetto Dunes beach. Palmetto Dunes Oceanfront Resort also lists Harbourside villas through its rental program.

Getting to the Beach

The beach is across William Hilton Parkway in Palmetto Dunes. The Palmetto Dunes Buggy, the free seasonal shuttle that also serves Shelter Cove, runs guests across William Hilton Parkway to the Palmetto Dunes beach, golf and tennis. It is also an easy bike ride on the paths that start at the harbour.
