Before You Buy in Belfair

Belfair Homes: Golf, Marsh and Oak Views

Belfair sits on the marshes and tidal creeks of the Colleton River in Bluffton, around two Tom Fazio courses, and the club’s own site sorts its listings into homes and homesites, so a search here can turn up a lot as well as a house. The Club Membership That Comes With the Home

Every home and homesite in Belfair includes a Belfair Family Membership, and a property owner’s membership transfers when the property is sold. That is the biggest difference between a Belfair listing and one in an ordinary subdivision: the golf, fitness, pools and dining are part of owning the property, not a second purchase. The club says more than three-quarters of its members live here as their primary home. Ask the listing agent and the club for the current initiation fee and dues that apply to the property, because a listing doesn’t show them and we haven’t found them published.

People who don’t own property can’t simply join. The club offers a select number of Non-Property Owner memberships, keeps a list of the ones for sale, and leaves the price and terms to the buyer and seller.

Touring Belfair Before You Buy

The club runs a Discovery Package for prospective buyers: two nights in a Golf Cottage, a round on each of the two courses, use of the Golf Learning Center and the Sports & Lifestyle Campus, and dining vouchers. Buying a Belfair Home to Rent Out

We couldn’t find Belfair’s covenants or leasing rules published, so this page doesn’t state a minimum lease. If you are buying to rent, ask the listing agent or the association for the covenants and the leasing rules before you make an offer, and whether a tenant would have any use of the club.
